Commercial Pricing Structure
Commercial projects are typically billed on a fee-plus-expenses basis or as a percentage of construction value:
Design fee as percentage of build cost: 12–18% for projects under €200,000 · 8–12% for projects €200,000–€800,000 · Negotiated rates above €800,000.
Minimum commercial engagement: €24,000 design fee for spaces under 120 m².
Fast-track programme surcharge: 15% additional fee for projects requiring completion within 16 weeks from contract signing.
Compliance & Documentation
All commercial fit-outs require licencia de obras menor or licencia de actividad depending on scope. We prepare technical documentation for submission to Ajuntament de Barcelona and coordinate with approved contractors on our preferred vendor list. Fire safety egress plans and accessibility compliance per RD 505/2007 are standard deliverables.
